Abstract
In Bauchi town, like most cities in Nigeria, uncontrolled urban growth, inconsistent and gross violations to land use development practices at the detriment of human lives and environment standards has resulted in the appalling environmental conditions and the health of urban dwellers. The ultimate aim of this study is to investigate the development compliance to building specification for high density area in Bauchi State. Data integration and analysis were done in ArcGIS 10.3 application software. The results revealed clustered concentric developed settlements that does not comply with building line, setback specifications. The pattern of development of in study area is a gross violation to international standards for high density development practices. The spatial buffers of 11367.31m2, 11391.11m2, 11476.18m2, 11218.73m2, 11150.08m', and ; 11367.83m2 areas shows a total counts of 129, 126, 123, 114, 169 and 118 houses respectively as against the ?• specified maximum of 19 houses with a plot dimension of 30m x 20m, or 25 houses with a plot dimension:Of 30m x 15m or at most a maximum of 67 houses with a plot dimension of 20m xlOm occupying such areas.! respectively. The study recommends immediate resettlement to allow for re-planning, regular monitoring land enforcement of developmental legislation that will enhance effective urban reform and sustainable developmental practices in Nigeria.
